Leasing & Application

Rental rates vary depending on availability, size, and finishes. Visit our floor plans page for the most up-to-date pricing. To select your perfect home: check availability, select your desired move-in date and preferred lease term to view detailed pricing options and pricing calendar. Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

Some units may be available for immediate move-in. Prospective residents should contact the leasing team to confirm which units are ready and to discuss move-in options.
Berkshire 15 offers flexible lease terms ranging from 1 to 14 months, depending on availability. Lease terms are subject to change without notice.
Applying is simple. You can submit your application online, which includes a background and credit check and income verification. Once approved, our leasing team will guide you through signing your lease and preparing for move-in.
The standard security deposit is typically equal to one month’s rent, though the amount may vary depending on credit history and other factors. The leasing team can provide exact deposit details for each unit and applicant.
Applicants must have a gross monthly income of at least 2.5 times the base rent. Combined income is accepted for multiple leaseholders.
No. Berkshire 15 does not have a minimum credit score requirement. Applications are reviewed based on income, credit history, rental history, identity verification, and background screening.
Yes. One guarantor is allowed per apartment for applicants who do not meet income requirements. Guarantors must earn 4 times the monthly rent. Guarantors cannot be used to offset credit or background denials.
Move-in timelines depend on unit availability and completion of the application and approval process. Some units are available immediately, but contacting the leasing team will provide the most accurate information and allow residents to plan their move efficiently.

Utilities & Fees

Residents pay for all utilities, including water, sewer, trash removal, valet trash (if applicable), pest control, and electricity. Electricity is set up directly with the provider of your choice.
A late fee of 5% of the total market rent is applied if rent is not paid by the 7th of the month.

Pet Policy

Yes. Berkshire 15 welcomes dogs and cats, with a maximum of two pets per apartment.

Yes. 

  • One-time pet fee: $350 per pet 
  • Monthly pet rent: $60 per pet

There is no weight limit. The following breeds are generally prohibited: 

  • Akita 
  • American Staffordshire Terrier/Bull Terrier (aka Pit Bull) 
  • Presa Canario 
  • Chow Chow 
  • Doberman Pinscher 
  • German Shepherd 
  • Great Dane 
  • All Husky & Malamute breeds 
  • Rottweiler 
  • Wolf/Restricted breed mix 

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile. See our pet friendly page for more details.

Amenities & Apartment Features

Amenities include controlled access entry, concierge services, a fireside lounge, rooftop sundeck with firepit and grill, electric vehicle charging, bike racks, and on-site management and maintenance.

Apartments include modern conveniences such as in-unit washers and dryers, spacious living areas, and fully equipped kitchens.

Yes. Furnished apartments and corporate suites are available. Restrictions may apply—please contact the leasing office for details.

Yes. All apartments feature in-unit washer and dryer sets.

Parking & Transportation

Yes. Assigned garage parking is available for $275 per month per space.
Yes. Electric vehicle charging stations are available in the garage.
Yes. Bike racks are available for resident use.

Berkshire 15 is situated near U Street and Columbia Heights, offering walkable access to dining, nightlife, shopping, and public transportation in Northwest Washington, DC.

Yes. The community is conveniently located near major bus routes and Metro access, making it easy to get around Washington, DC.

Lease Renewals & Move-Out

In accordance with Washington, DC law, renewal offers are sent approximately 110 days before lease expiration and are also available in the resident portal.
Yes. Berkshire 15 offers an early lease termination option with 60 days’ written notice and a termination fee equal to two months’ rent, plus repayment of any lease concessions.
Residents are responsible for the full lease term unless the lease is officially terminated under the early termination clause.
